Blackout curtains

All of our rooms come with black-out curtains. Goodbye distractions, Hello Zzzzzzz.

Ironing

All rooms include an iron board. The iron can be found under the stairs – as you go downstairs, turn left and you’ll notice a small cupboard under the stairs. Push it open to find the iron. Please place the iron back once you’re finished so other guests can use it.

Luggage drop off

We offer free luggage drop off (subject to our terms and conditions). To arrange leaving your luggage after checkout, please get in touch.

Quiet time

Please respect our other guests by observing quiet time between the hours of 10pm to 8am. Guests in breach of this rule may be asked to leave in line with our terms and conditions.

No smoking

No smoking is permitted anywhere in or around The Vanguard. Sensors have been installed throughout the property including in rooms as part of fire safety.

The entire residence is smoke-free and smoking is not permitted anywhere inside or on the property.

Should guests fail to comply with our No Smoking Policy they will be obliged to pay a room recovery fee of a minimum of £300 in order to the cover the extensive cost of restoring guest rooms to a smoke-free condition as well as associated costs with the fire alarm being triggered.

Digital climate control

All first floor rooms have state of the art comfort cooling installed. This allows guests to digitally control the temperature of their room whether it’s air conditioning during the summer or heat during the winter.

To enable digital climate control:

1. Ensure your room window is closed (this allows the system to work efficiently)

2. Ensure your keycard is in the black keyswitch on the wall (as you enter)

3. There’ll be a circular panel on the wall adjacent to the keyswitch. Press the button on the top right of the unit to activate it.

4. Press the ‘+’ button to increase the temperature or ‘-‘ button to reduce the temperature. The number on the screen reflects the target room temperature in degrees celcius.

Thanks for booking to stay at The Vanguard – York. You may be wondering what on earth The Vanguard is, how it came to be and where we are going with this concept, so sit back, relax and let us take you on a journey.

OUR JOURNEY SO FAR

The Vanguard is a boutique residence located 12 minutes walk from the centre of York. Many of our guests are surprised on their arrival because our rooms appear to be on par with something from a boutique hotel, yet our exterior appearance is that of an unassuming residential terraced property under-going refurbishment.

The truth is in the middle. The Vanguard was formerly known as The Carousel Guesthouse which was a 10-bedroom, 9-bathroom guesthouse operated by the previous owners. The new proprietors wanted to re-define the guest experience and so embarked on a multi-year refurbishment program. You are staying in one of the completed rooms but other parts of the residence (including the exterior) have not yet been refurbished.

The Vanguard is both bold and experimental. As a luxury boutique accommodation, we seek to provide guests with an unparalleled experience.

Every room has been carefully crafted with handmade bespoke furniture. We engaged lighting designers, sleep specialists, and visited some of the most innovative luxury living spaces to inspire the perfect rooms. We also visited a whole bunch of dives which informed us of how not to treat guests.

The net effect is a room that attempts to carefully balance lighting, sound, air purification, temperature and a super comfy mattress for the perfect ambience. Our aim is to offer this boutique (and frankly unparalleled) experience while avoiding rip-off prices relative to high-end comparative establishments. In time, we do plan on adding additional amenities such as an on-site restaurant service for breakfast, lunch and evening meals.

HOW WE GOT HERE

The site was originally a dairy farm in 1857 (some of the original features from the barn are still retained through the property). On 20 August 1879, four enterprising men made a covenant agreeing for a dwelling house to be built on the land. As the area urbanised over the ensuing years, the site eventually converted into a guesthouse. You can still google the trading name of Carousel Guesthouse and view Trip Advisor photos. I’ll never forget coming to view the property. I was on my way to ASDA when a local estate agent called to suggest I view it as the owner had listed the property for sale.

My wife (Shamima) and I were newly married and I really wasn’t interested in buying a property having forked out for a wedding, but I find it hard to say ‘no’ to people so out of politeness agreed to pop over if the vendor was available right away. To my surprise, five minutes later, I received a call back from the agent while grabbing some milk to advise that someone at the property would be happy to show me around and was expecting my visit; I finished my shop and then drove over hoping for the experience to be no more than a 15-minute de-tour from my grocery trip.

I grew up in the area so knew the building but really had no interest in what I expected to be a small terraced house crammed with single shoebox bedrooms. As I hopped out of my car, I was greeted by a chap called Laurie who looked super tired but had a smile on his face as he let me enter through the main reception area.

Laurie was exhausted as he explained that he’d spent most of the day single-handedly preparing breakfasts, doing room check-outs and then waiting inside to handover keys for guests that would be checking in. It immediately struck me that I would hate to have to spend my weekends like that but really respected how Laurie managed to do it all and still be able to muster a smile.

THE ORIGINAL GUESTHOUSE (BEFORE MODERNISATION)

Laurie allowed me to roam free but only enter rooms where the door had been wedged open. Closed room were not to be accessed it meant they were occupied by guests. What I found when entering was a maze of bedrooms, hallways and inefficient use of space. The place looked like it had suffered from years of under-investment but had so much potential. From having two staircases, a vaulted ceiling dining room and some surprisingly large rooms, I was immediately sold on the property as I got lost finding my way back to Laurie. On my way home, I called the estate agent to make an offer on the property which I was advised would likely be accepted. All I needed to do now was tell my wife & family..

Suffice to say, this was the last time my wife let me go to ASDA alone. My father also congratulated me in securing my guaranteed bankruptcy by biting off more than I could chew. Everyone thought I was mad, but at the time I was in my early 30s and figured ‘how hard can it be to put up some new stud walls, redecorate and have an amazing luxury residence’? I had a vision in my mind & figured it would take 6 months at most to achieve. My intention was to refurbish the property into a luxury home that my wife & I would move into. A bit like MTV cribs. The universe however had different plans because my job was to soon unexpectedly require me to move to London and then Zurich.

Ever the optimist, moving to London did not deter me. It actually had the counter-effect of increasing my confidence. Instead of rushing completion within 6 months, I could use a local time-served builder to take their time and do the refurbishment while I would be away. My grand plan was to use a leading architect firm that would produce detailed specifications that covered everything from sound-proofing to lighting, power, ventilation, fire, networking, heating, etc. All that would be needed is for the builder to follow the specifications. Easy, right?

Wrong. Many thousands of pounds later, I learned the painful way that the average tradesperson does not always following detailed specifications (a bit like that friend we all know who starts building IKEA furniture without fully reading the instructions). In hindsight, I don’t blame them because if you’ve never worked with a certain product before – it’s difficult to install it correctly first time. Virtually everything had to be stripped out and re-done, then re-done again. In fact, the specifications were so detailed and unconventional that the only people who would be able to competently execute against them were commercial contractors. This put me in a bit of a pickle.

Our project was too small for most commercial firms and too complex for residential builders. To address this, I realised I needed to be back in York and source individual skilled contractors who had commercial experience. We split the property renovation in 3 phases: Phase 1 would be the first 4 en-suite bedrooms, Phase 2 would be a luxury kitchen / diner / lounge and Phase 3 would cover the remaining 6 bedrooms.

In 2017 my son was born and we had just completed Phase 1. Every room had bespoke hand-made furniture that had been built based on my scribbles on the back of envelopes and scrap paper. I worked to make use of every inch of space from an under-stair snug area to an integrated study within an enclave. It was cool but time-consuming and little did I appreciate how busy fatherhood would be. I love every minute of being a dad, and with the birth of our first child, my priorities quickly changed as I realised that managing builders was not worth missing out on playing with my son. So, Shamima & I decided to slow down the pace of work while remaining committed on the ultimate vision: create a luxury residence.

Phase 2 was later completed. We were getting close. Two thirds of the way there. “I’ll never do this again” I promised my wife as I grew tired of overseeing builders (they are a friendly but awkward bunch to deal with). Our daughter was due to be born in 2019 and it dawned on us that the last few years of our lives had turned into a nightmare version of the TV show Grand Designs. For anyone who has watched the TV show, each episode usually ended in one of two scenarios: the project being finished and multiple times over budget…but totally worth it for the owners in the end *or* the owner running out of funds and everything being disbanded. 

Slightly worried that she had married a madman, my wife carefully pointed out to me that in my pursuit of perfection, not only had we not completed the refurbishment on time or budget – but that we were financially over-leveraged and had placed all of our eggs (err.. capital) into one basket. Shamima is a chartered accountant by trade & I knew she was right so we agreed on an immediate course correction: all work on the Residence was frozen to build up capital, reduce debt and essentially recharge our balance sheet. ‘There’s no way I’m going out like the folks we felt sorry for at the end of Grand Designs’ I told myself.

The debut of Corona virus in early 2020 was to become a devastating global pandemic. We personally lost family members from the virus and I very nearly lost my job as economic worries reverberated across global markets. While we remained concerned for the safety of our loved ones (especially elderly members of family), I was relieved that Shamima had knocked sense into us to build up capital and reduce leverage.  Around this time, we had also opened up the residence for others to enjoy hotel-grade rooms without paying hotel-grade prices. The experience allowed us to learn where we need to improve as well ensuring we implement changes in our design / approach for the final phase of refurbishment. 

WHERE WE GO FROM HERE: Perfection is the enemy of good

In 2008 I was a huge Barack Obama fan. I even purchased his autobiography which espoused the ideals of a man who would change the world for the better. I had huge hopes and while Obama was not terrible as a President – he was a huge disappointment for me. It was almost as if President Obama was a different guy to Senator Obama who authored his original autobiography. After leaving office, I remember watching a video of the former President being interviewed about his legacy and in particular his failure in overhauling the US healthcare system with something closer to what we enjoy in the UK with our NHS. His answer was striking. He explained that before becoming President he had a vision of what he wanted to achieve but that once in office, political realities set in and he realised that without compromise, nothing would pass. So, he would tell his staffers: ‘perfection is the enemy of the good and it’s better for us to make steps in the right direction than not move at all.’ I’m paraphrasing but the essence of his interview had a profound effect on me.

No one will really care or ever know that I made the builder re-build the bathroom cabinet in bedroom 4 three times because he couldn’t get the unit exactly as designed (our walls are not square so the units would never fit snug). In the end, I had to find a commercial shop fitter that used computer driven CNC machinery to build the furniture to the exact specification so the units followed the angle of our walls. We then had the wood air-sprayed with a custom-colour because I didn’t want to see brushmarks on the finished unit. At the time, I lost a lot of sleep over such detail which today, no one cares about or even notices yet certainly cost us hundreds of pounds in wasted labour and materials.

Obama was right: perfection really is the enemy of good. Accordingly, my intention with phase 3 is not to get involved in the details. In fact, I don’t want to even see the work being done. I only want to attend at key milestones being completed so I can provide sign-off to a primary commercial contractor that will work against pre-agreed specifications. As the years have gone on, Shamima has also changed her opinion and now wants a family home with a garden for the children to play in. All of this means that what started as a dream home project will end up as The Vanguard seeing commercial completion by the end of 2023 and be operated as a boutique hotel / residence.

The kitchen diner will be turned into a bistro café that will serve gourmet coffee and hot breakfasts, while in the evening we’ll offer a dining service for guests and members of the public alike.

As far as the planning process allows, I’d also like to create a series of apartments in Phase 3 and perhaps add an entire floor (or build underground) to maximise use of space. Yes….my imagination & childish spirit hasn’t waned. We’ll see what happens but the project will be completed either way including a full overhaul of the exterior appearance together with commercial signage and lighting.

The intention is to spend the course of 2022 to finalise designs (i.e. protracted negotiations with neighbors / city of York council that the investment will help improve the local street-scene). However any refurbishment must be in line with core design principles that I am passionate about.

We never set out to build The Vanguard for profit and while we do operate as a profit-making business – our ethos is very different to our competitors. As owners of the company, our family does not extract wages or dividends. Instead, we re-invest all profits across three areas: a) supporting our staff b) helping charities & the local community c) reinvesting in our business to improve and expand for the benefit of customers.

On points (a) and (c) we know there is a long way to go. It’s hard to find staff who are as passionate and focused as we are in creating a truly special guest experience but we’re proud of our team. Our intention is to fine tune the guest experience through clear communication (pre-check-in, during your stay, check-out), dedicated staff engagement to proactively address guest needs (rather than wait until a bad review is posted), and finally the measurement of performance through the review scores we receive from guests on places like Google reviews, Airbnb and Booking.com.

As long as we’re able to work in our respective fields, Shamima & I want to use The Vanguard as a vehicle to help others while being relentlessly focused on you, our guest. Your experience means everything to us.

The Shambles

Yorkshire Air Museum

The Yorkshire Air Museum and Allied Air Forces Memorial is located on the outskirts of the City of York within easy reach of the City centre. The Museum welcomes family visitors, with lots of things to keep everyone in the family entertained.
